Reducing Common Area Expenses for An Apartment Building: A Commercial Solar Case Study
For the owners of this Cincinnati apartment building, managing overhead costs was a top priority. Their goal was straightforward: reduce the recurring electricity bills for the building’s common areas to help keep operations efficient and affordable. They needed a solar solution that was not only effective but also handled the logistical complexities of a commercial property installation.
Our Solar Solution
Sustainergy Cooperative designed a 15.54kW solar system featuring 37 panels tailored to the building’s specific roof layout.
In the field, adaptability is just as important as technical design. Mid-project, we identified that a switch to ballast anchors would provide the best fit for their roof structure. This required an additional day of installation to ensure the system was anchored securely and correctly.
We also navigated the technical hurdles that often accompany solar projects, including additional requirements from the building’s insurance provider and the interconnection process with Duke Energy. By handling these coordination efforts directly, we ensured the project moved forward efficiently without the owners needing to manage the administrative red tape themselves.
The Results
The system is performing exactly as intended. The apartment building has seen its common area electric bills drop to nearly $0 for the year. Over the next 25 years, this installation is projected to deliver approximately $61,000 in savings, resources that can now be reinvested into the property.
